All tariff's include:

• Oil Fired CH (regulated by Oaktree) winter months
• Bed Linen

1. Deposit of £100.00 per week booked, with the balance payable 60 days prior to arrival date. (cheques made payable to "Oaktree").
2. Holidays booked less than two months in advance must be paid for in full.
3. Please ring a few days prior to arrival to confirm approximate time of arrival.
4. Properties are available from 3pm and guests are asked to vacate by 10am on the morning of departure.
5. Pets by arrangement only. Small/medium dogs are charged at £20 pw each. Pets are not allowed in bedrooms and must not be left in the cottage unattended. Thank You.
6. We cannot accept liability for the loss or damage to any property brought onto the premises.
7. Non-payment of the balance on the due date will be treated as a cancellation.
8. The Cottage will not accommodate more than the stated number of beds. Only persons listed on the booking form are allowed to sleep in the accommodation.
9. Proprietors reserve the right to enter the property if necessary during your stay.
10. Please kindly leave property, furniture and equipment in the same condition as it was found. Please report any breakages to the proprietor.
11. If for any reason beyond our control we have to cancel the holiday arrangement we will refund all monies received and any further liabilities for either party will cease.
12. Please note that Breakage and excessive cleaning deposits apply to some group bookings
